In 2014, I decided to pivot my focus from running a fund to starting, building, and running a Real Estate Investment business. Even though my fund performance was great, I was lacking in assets under management to make the business make sense compared to pivoting to Real Estate. With running a fund, my daily focus was spread between analyzing publicly traded businesses, reading quarterly and annual reports, backtesting systems, and marketing to accredited investors. I realized I needed to have over $200 million under management from other investors, to have it replace the opportunity that was immediately available to me at that stage of the real estate cycle to start and run a Real Estate Investing business.

I also realized that I didn’t need the kindness or opportunity given to me by strangers to manage their money to be successful. I could start and build this Real Estate Business by raising no outside funds.

So over the next year in 2014 and 2015, I shut down my fund and
went full speed into building a Real Estate Investing Business that invested
using a combination of strategies including:

Buy, Fixing, and Reselling.

Wholesaling to other investors​.

Buying with seller financing and subject-to existing financing from private sellers to acquire long-term buy and hold rentals.

Here are some of the projects that we either fixed
and resold or kept as long-term rentals.

Now, 5 years later from our start, my entities and trusts that I control have purchased about 300 properties, mostly to buy and resell at a profit. The Real Estate Buying Machine that I have built is running better than ever and our rentals are being paid off quickly from principal paydown and rapid amortization thanks to some of the strategies that we employed. Many IBuyers, like Zillow, Opendoor, and Offerpad have entered the market. They are losing a lot of money after all expenses on every purchase. They are not running their business like a self-funded startup focusing on profit. This is not how I run my business. With every purchase we anticipate generating a healthy margin after all expenses.
